Adapting the common East Coast row home typology to the relaxed Southern California lifestyle produced an exciting and new kind of “fee-simple” housing model on individual micro lots.
Sandwiched between aging and under utilized industrial structures, these three quirky 16’–0” wide row homes were the firm’s first ground up development. This project was truly pioneering for San Diego, conceived and built prior to the downtown renaissance created by San Diego’s new ballpark, and the first new “for-sale” single family homes in this part of town in 60 years. Adapting the common East Coast row home typology to the relaxed Southern California lifestyle produced an exciting and new kind of “fee-simple” housing model on individual micro lots. Each 1,850sf home was designed to allow for maximum flexibility with dramatic loft-like open floor plans, two-story volumes, multiple bedrooms, private rear yards, secured attached parking, and best of all affordable home ownership without expensive monthly HOA fees. Proximity to downtown’s civic and cultural amenities was extraordinary, and this project was a catalyst for the redevelopment that has so dramatically improved the surrounding neighborhood, now one of San Diego’s most vibrant and interesting locales.
